Design-Build Relationship

The design-build process brings together the building owner, consultants, and sub-contractors to form an effective team. Clear goals, clear timetables, clear budgets, and clear delineation of roles result in better accountability, improved cost-control and shortened construction time frames. Both design and construction processes are streamlined by means of careful integration and overlapping, and projects are completed on time and on budget.

Design-Build starts with a clear delineation of the building owner’s desires and requirements. We then initiate preliminary designs and preliminary budgeting, and present drawings, 3-D models, and initial specifications for client review and approval. After designs are finalized, a guaranteed price is agreed upon, and regulatory approval structures are determined. Construction and careful supervision of outside resources then ensue in a fully coordinated manner, leading to final commissioning and project turnover to the building owner.

Design-Build is an optimal approach when flexibility, tight budgets, and tight time-lines are a factor, as it allows for tailoring of distinctly different options for specific client needs. The key to the success of our Design-Build approach is the single source accountability that we take on. We take responsibility from start to finish, guide the project through each stage, and then hand over a fully completed building or facility to the owner.
